Flexible office space operator Orega has had a triumphant year so far; despite trying economic conditions the company has extended its quality business centre portfolio by nearly half within just 8 months!
Orega has substantially expanded its operations since the beginning of the year when it had just four business centres in the South East of England. The company has opened a further 3 centres including locations in the Midlands and North. As well as shifting the company’s focus from a regional to national provider, the growth reflects a strategic business move by Orega to accommodate clients favouring areas other than the pricier South East and London regions amid the recession.
Agreed in a substantial 37,000 sq ft deal with The Carlyle Group, Orega’s new acquisitions for 2009 include two flagship business centres in Manchester and Birmingham. The Manchester property is a Grade ‘A’ centre offering a prime business address in the Piccadilly area while the Birmingham building offers up to 244 work stations over the 11th floor of a landmark property at Colmore Plaza (seen opposite).
Additionally Orega caused a stir in Gatwick last month with the official launch of its new offices at the historic Beehive building located next to the international airport. During a VIP launch attended by 50 local business people, Orega handed out champagne and treated guests to a tour of the state-of-the-art centre that has undergone an extensive £1.2m refurbishment over recent months.
So what is the key to Orega’s success at a time when other operators are struggling to compete in a buyer’s market? In an interview with Property Week earlier this year co-founder Paul Finch explained that a drive towards quality is vital to defeating the downturn. Finch explained that although management contract opportunities were plentiful operators must defend against over-expansion. He commented: “Most centres are very average and difficult to distinguish from one another…we refuse to enter into management agreements with anyone who is not prepared to turn their building into the best in town.”
Orega’s commitment towards quality expansion and growth is reflected in the company’s new corporate website that sets out its vision to become a bigger player while continuing to focus on high-quality and well-conceived business centres. The website reveals plans for a strategic expansion that will increase Orega’s presence by up to 20 business centres across the country by December 2011.
