10 Pointers for Office Space Fit Out

Reading Time: 2 minutes

There are many factors to consider when choosing an Office to Rent and the choices don’t end once you’ve chose a location! A Leasehold property will require various levels of fit out from carpets and paint all the way through to office furniture and everything in between. Many companies now choose the flexibility of a Serviced Office where these initial up front costs are taken care of but if you do need to change the working environment you will find some pointers below:

1. Evaluate your Space.

How many people are going to be in the office? Consider any changes for the business going forward and how may change the way you intend to use the Office Space over the next few years.

2. Have a Mixture.

Private or Open Plan Offices? Provide a range of areas that encourage employees to mingle and collaborate, staff work most productively in this type of environment and often communication & team sprit will increase.

3. Light it Up.

We spend up to 90% of our time inside so making the maximum use of any available light is vitally important. Utilising glass walls, or even removing walls altogether to allow light to spread throughout the building can employee productivity and can even reduce stress levels

4. Flexibility.

Business are encouraged to have a flexible approach to commerce and how we view our Office Space is exactly the same. Avoid fixed partitioning and instead utilise stylish bookcases or office furniture to divide teams and break up your space.

5. Sitting Comfortably?

Cheap furniture saves nothing in the long term. Staff will spend the majority of their day sitting and cheap chairs can cause back pain and absence. Investing in high quality furniture for your staff can keep them happy and more importantly healthy.

6. Picnic Benches.

Bench-style are designed to be more space efficient and are also a major style statement!. Bench desk configurations allow more people per desk and are an excellent space saver. They are also great for improving team communications: less emails and more face time!

7. Chill Out.

Meeting rooms can be an inefficient use of space if not frequently used and Staff don’t always require such a level of privacy. Try to get more out of your space by creating breakout spaces for those informal meetings – comfortable chairs, sofas and tables can provide a great meeting space in a more open and communal setting.

8. In with the New.

Replacing old, inefficient and time consuming Office Equipment may be costly initially but the benefits environmentally and financially will far outweigh the expense in the long term. Newer, more efficient machines will also help boost staff productivity.

9. Spring Cleaning.

You don’t have to break the bank when organising an Office refit. Be imaginative, changing the circulation routes with the highest footfall can be a more cost effective alternative to replacing flooring. Brighten up entrances or other high traffic areas with imaginative graphics or Company colours can be a quick but effective solution.

10. Make a Change.

Low budget, simple changes can often have a significant impact on staff morale and completely change the feel of your office. Improving lighting, brightening up common areas with artwork or ideas walls are all worthwhile efforts that your staff will appreciate.

At Easy Offices we’re always looking at ways to improve both the way in which we work and our working environment. How about your Company, anything here you’ve tried or would consider? Let us know in the comments section.

  1. Office lighting is so important. Employees that spend the day looking at a computer screen could find their eyesight is worsened by poor lighting in the room. Natural light is always best if possible.

  2. strategies for quieting the office can be included-using sound-absorptive desk-level products, ceiling tiles, and flooring. Breaking up areas to limit the number of workstations connected to each other can help, too.
Sound-masking technology can be used to reduce distracting noise in some office environments. Sound masking can supplement or replace ambient noise by broadcasting a fan-like “white noise“ over speakers so that speech is somewhat diminished. Ironically, quieter HVAC technology such as underfloor air displacement and chilled beam cooling—popular options for sustainability—make for a quieter space when vacant, but when people are present, speech is more discernible over longer distances.
