Plans for the new Foster &amp; Partners-designed centre will offer the London public a new rail station and four levels of shops and restaurants with a children&#8217;s centre above. Finishing the centre off will be a stylish, yet eco-friendly Biodome roof from well-known landscape artist <a title=\"Gillespies Home Page\" href=\"http:\/\/www.gillespies.co.uk\/\" target=\"_blank\">Gillespies<\/a>.<span style=\"mso-spacerun: yes;\">\u00a0 <\/span><\/span><\/span><\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"mso-ansi-language: EN-GB;\" lang=\"EN-GB\"><span style=\"font-size: small; font-family: Times New Roman;\">\u00a0<\/span><\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"mso-ansi-language: EN-GB;\" lang=\"EN-GB\"><span style=\"font-size: small;\"><span style=\"font-family: Times New Roman;\">Although completion of the Biodome centre is not expected to be until 2017, investing in the centre at this point<span style=\"mso-spacerun: yes;\">\u00a0<\/span>may be foreseen as somewhat risky given the current conditions of the Canary Wharf office market. <span style=\"mso-spacerun: yes;\">\u00a0\u00a0<\/span>Commercial Property Magazine <em style=\"mso-bidi-font-style: normal;\">Property Week<\/em> this week revealed that as it stands the Canary Wharf area, with its high number of financial related occupants, is facing crunch time.<span style=\"mso-spacerun: yes;\">\u00a0 <\/span>The recent recession has seen financial companies such as <a title=\"Barclays Home Page\" href=\"http:\/\/www.barclays.co.uk\/\" target=\"_blank\">Barclays<\/a>, <a title=\"Citi Home Page\" href=\"http:\/\/www.citibank.co.uk\/index.htm?source=3664&amp;gclid=CPraj7Xb2JQCFQ4YQgod3Gn-kQ\" target=\"_blank\">Citi<\/a> and <a title=\"Lehman Home Page\" href=\"http:\/\/www.lehman.com\/\" target=\"_blank\">Lehman Brothers<\/a>, who dominate the space of the Docklands, needing to appoint commercial agents to help them lease their offices whilst retaining careful control over their properties.<span style=\"mso-spacerun: yes;\">\u00a0 <\/span>Barclays are currently looking to sub-let 30,000sq ft of the estate and Lehman Brothers 120,000 sqft in South Quay, Docklands.<\/span><\/span><\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"mso-ansi-language: EN-GB;\" lang=\"EN-GB\"><span style=\"font-size: small; font-family: Times New Roman;\">\u00a0<\/span><\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin: 0cm 0cm 0pt;\"><span style=\"mso-ansi-language: EN-GB;\" lang=\"EN-GB\"><span style=\"font-size: small;\"><span style=\"font-family: Times New Roman;\">Despite these companies feeling the financial pressure to let their properties it is hoped that occupancy levels will see a boast with the new Bio-dome centre in the pipelines, as well as the proposed Wood Wharf development which we recently covered in an article published on 15<sup>th<\/sup> July entitled &#8220;<a title=\"Link to Story\" href=\"http:\/\/www.easyoffices.com\/blog\/index.php\/canary-wharf-offices-may-have-new-neighbours\/89\/\" target=\"_blank\">Canary Wharf Offices May Be Getting New Neighbours<\/a>&#8220;.
