New Provider Offers “Green” Offices to Rent in Canary Wharf

New Serviced Office provider The Serviced Office Company have been turning heads with their environmentally-focused offices located in Canary Wharf and Manchester.  Having traded since October 2007, The Serviced Office Company launched their first building on Pepper Street in the popular Canary Wharf business district on 16th June.  The company also have a second property in Manchester which will soon be undergoing a refurbishment and will be opening in January 2009, we will bring further information regarding this project closer to the opening date, and in the meantime a picture of the impressive new reception is opposite.

A real unique selling point of The Serviced Office Company lies in their refreshingly green attitude.  I wrote to General Manager Simon Eastlake who told me: “I am trying to source as many products, furniture, energy, and offsetting our Carbon to recycling facilities to produce an office environment that people can feel good about being in…”  An admirable sentiment, what Simon and The Serviced Office Company team are looking to produce here are rare, environmentally-friendly gems in a market seldom concerned with eco related issues.  And with increased government and social concern, clients of The Serviced Office Company can be reassured that they are being as eco-friendly as possible, (during working hours at least), and can indeed “feel good” by choosing to reside with them! 

From a business perspective, however, “going green” does not necessarily make money and eco-friendliness is, to be realistic, not usually at the top of the priority list for most providers.  However, irrelevant as to whether office providers and landlords alike have a moral anxiety about their own Carbon Footprint, government regulations are now overseeing the enforcement of Energy Performance Certificates (EPC) for all commercial properties subject to sale or letting by 1st October 2008 (as sited in our article entitled “Green Chepstow Offices” of 1st August.)   A pain for some, the regulations would not seem to pose a problem for serviced office environmental pioneer Simon Eastlake who continues: “It is something that I believe in and, with the current world situation, something that I think will become more and more important over the coming years.” 

Simon has seven years of experience within the serviced office industry, something which he has used to help produce offices that are designed around the needs of his clients.  The company hope to create a kind of home from home atmosphere where people really do want to work.  The buildings are entirely unbranded with a boutique, hotel-type of feel and an emphasis always on service and quality but, and importantly, at a price that is affordable. As a new and relatively unknown operator, clients of The Serviced Office Company also know that they will be getting a quality product without paying the premium that can sometimes come with renting through a big-name brand serviced office provider.

Good staff would also seem to be at the top of Simon’s list of essentials, having employed centre managers Donna Benerayan at Canary Wharf and Jesse Stott at Manchester who, he believes will “match the quality of the buildings”.

With ambitious expansion plans, Simon hopes to see the company take on further buildings in the not too distant future, acquiring at least 10 centres within five years!   The Serviced Office Company is aiming to achieve the mark of success of any top serviced office provider by retaining clients for the long term.  Service and affordability are the key aspirations for this exciting new provider, who I am sure the market will be watching with interest over upcoming months.
