View from inside the office- February

Each month we will be following 2 companies, both sharing their highs and lows and everyday business challenges, as they describe any issues or problems connected to their office any and the choices and solutions they come up with or are presented with.

The companies will remain anonymous as we want an insight into their office situation and not create a branding or P.R. exercise for them. Both are SME’s, in totally different industries where one company has decided to lease their own offices and the second is in a Serviced Office.

toilet-19-10-21-11-largeWe had a great end to last year and as mentioned in my last post we have even started to look for extra office space to accommodate our growing team.

However the new year brings old niggling issues with our current offices to the fore. Towards the end of last year we started to put off the inevitable maintenance tasks that needed seeing to and like anything if you leave for a while they just become bigger.

Being in a leased office we are responsible for maintenance and repair for anything from a blocked toilet to the fitting of new lights.  We are now faced with a growing list of repair and maintenance jobs that are not only additional costs to the business but they also take up time from team members organising the repairs etc.
Unfortunately there is no real way around it so we have shared the list amongst a number of staff thinking many hands make light work or that’s the theory!

All the while we are looking at serviced offices as an option for the additional staff we have taken on. Looking at these offices I can’t help but think how much easier it all is as there are no maintenance tasks or costs involved it is all taken care of.
It’s really made me realise that the leased office option is for the long haul, you need to care for and maintain the office space and continually invest even if it’s just in small repairs. And after all that when you move out of a leased office you often have to remove the fit-out and leave in the condition you took it on in.

When our current contract is up we need to thoroughly evaluate the options out there whether it be leased or serviced offices as we don’t feel our current agreement best suits our business needs.
