The Welsh Government has announced plans for several major redevelopment plans in Central Cardiff, starting with the 80,000 sq. ft. Capital Quarter development that is due to open in March 2014. There are then plans to start a 75,000 sq. ft. project immediately after and a further 100,000 sq. ft. at Callaghan Square pencilled in with work estimated to start before the end of the year, there should be an abundance of Grade A Office Space in Cardiff going forward.
Currently the only premium Cardiff Office Space is at 3 Assembly Square which is part of Aviva’s Cardiff Waterside scheme in the Bay. This has attracted strong interest with the agents confident of letting the remaining two floors. Grade A stock is vital if Cardiff is to attract inward investment to its financial and professional services enterprise zone, as well as for local businesses looking to expand. There are other factors to consider such as good transport links, stable IT infrastructure providing superfast broadband speeds and the availability of a quality workforce.
A Cardiff based developer has recently purchased a 100,000 sq. ft. plot in Wood Street near to Cardiff Central railway station and is planning to develop this plot if planning permission is obtained. Total Projects underway in 2014 could total nearly 400,000 sq. ft. of Office Space Development which would have to be one of the largest Commercial real Estate Projects outside of London.
