Holborn Serviced Office Space – A Market Perspective

Things in Holborn have certainly moved on from the days of Mother Clap’s Molly House back in the 18th Century. Holborn recently has been the site of new serviced offices and hotels which have exploited its excellent public transport links.

Holborn’s underground station is the junction of the Central and Piccadilly lines and offers an excellent business location, sitting between The City of London and London’s West End. This strategic position as well, some might say, as the more economical cost of office space compared to the City and West End, has led to many serviced office operators opening up in the area. There are now EIGHT operators vying for business within a very small geographic region meaning that businesses looking to settle here can expect some competitive pricing.

If you don’t like walking then providers MWB have the best location, sitting directly above Holborn Tube Station, you wouldn’t know from the outside but a nice contemporary fit out suits the building well. Over the road on Kingsway is Lenta. Whilst space here is rather basic and leases on managed terms, it is also probably the cheapest flexible office space in Holborn.  Avanta, on Southampton Row, borders Covent Garden whilst the remaining five are all located on, or around, High Holborn.

Tucked away off High Holborn is Ledian with its “boutique” style semi-serviced space and opposite Chancery Lane tube station is Regus, leaving last, but definitely not least, EOG in Central Court.  Possibly the highest quality serviced office in London this former patent office has recently undergone a full refurbishment restoring the building to its former glory.  The meticulous renovation has seen the adjoining of two contrasting styles and now offers a mix of retro-style, listed features alongside ultra modern office furniture and technology, creating some truly individual accommodation.

Holborn offers something for companies of all sizes and sectors.  As a market it extends beyond appealing to only the legal sector and offers some great value serviced office space for companies wanting that strategic location between City and West End. This is perhaps reflected in Holborn’s ongoing ability to maintain high occupancy levels despite the credit crunch.  As featured in our recently published article “Positive Letting Numbers for Mid Town Offices” we found further evidence to suggest that the Holborn market was prevailing when Dawn Oldfield, of TargetSpace’s New Oxford Street property, told us that as far as Targetspace was concerned, while they had felt the market shift, occupany levels were still relatively good and they were maintaining good work station rates. However, despite the ongoing success of the area it will be interesting to see how the market holds out with the spectre of a recession around the corner.
